This advert is for a lodger to share my home, whether a student or a professional. From Saturday 7 September 2024 to end-June 2025. The lodgings may extend over a few years, but the flat is being let during July and August 2025.
Situated in the village of Roslin, adjacent to the Bush Estate Science Park with the Dick Veterinary School, this two-bedroom property is within easy access of Edinburgh as well.
THE RENT
I’m asking for £500 a month. The lodger would sort out their own Council Tax with Midlothian Council, about £126 for an adult.
THE PROPERTY
This is a purpose-built villa in a stone built, slate-roofed Victorian building in the conservation area of Roslin. This is a ground floor flat with a flat above. The ground floor flat has its own front entrance and, at the back, French doors that open onto a patio and moderately sized garden.
It has been extensively renovated. This included:
• Insulation – underfloor and in the walls
• triple and double glazing
• weatherproof doors
• new plumbing and new bathroom and kitchen
• full rewiring
• an air source heat pump installed with radiators.
The kitchen has a washing machine, dishwasher, microwave, electric oven and electric induction hob, fridge-freezer and a six-seater table. The French doors open onto a patio and overlooks the back garden.
The bathroom has a shower over the bath.
The front room has sofa, armchairs, bookcase and TV as well as a writing table with chairs.
There are two bedrooms, with a double room for the lodger.
THE ROOM FOR THE LODGER
Exclusively for the lodger, one double bed with a well-padded medium-firm mattress. The room also contains a chest of drawers, a large double wardrobe with shelves. A desk could be accommodated. The curtains have blackout lining.
FREE ON-STREET PARKING AND POTENTIAL BIKE STORE
There is free on-street parking. The shed is to be replaced which could store a bike.
THE VILLAGE
Situated about 7 miles south of the centre of Edinburgh, this expanding village has a post office/store, Scotmid, the Original Rosslyn pub with restaurant, café, dentist, hairdresser and beautician. The bus stop only minutes from the property directly connects Roslin to Edinburgh city centre with the bus every 20 minutes, connecting with the tram or airport bus out to Edinburgh airport.
The property is minutes away from the famous Rosslyn Chapel and visitor centre, as well as Roslin Glen Country Park and nature reserve.
THE WIDER AREA
Roslin is within 10 minutes of the Edinburgh bypass and the Pentland Hills. To the west of the village is the Bush Estate campus on which there is a science Park and the Royal Dick Veterinary School.
To the north of the village within about 10 minutes’ drive or 15 minutes on the bus, there is a retail park with superstores.
