Off street parking area, or at the end of enclosed high fenced drive, which leads to front of house which overlooks other gardens to the South.
Rear garden faces North.

Front porch on either side of front door, space for bicycle(s)
No cycles at present.

Near to Moseley village, M&S, Sainsbury’s, Coop, shops and Lidl. 4 minutes walk to 50 bus stop.

Suit tidy, clean, working male or mature student.
Tenants vacuum own rooms (at least monthly)
only cleaning areas after use = kitchen and bathroom.
All leave as they find.

ONLY tenants go UPSTAIRS.

Hall from front door leads to inner hall,
ahead a spacious fully equipped Kitchen, door to back patio, lawned garden, fruit trees, shed - summer stuff.
Left to front lounge and downstairs w. c.

Right to under stairs walk in cupboard, rack for ALL ‘walk in’ outdoor shoes, drying racks, ironing board, hoover and Room 1 lodger’s scooter (Chef).
At base of stairs 3 shelves for slippers / room footware.

The fully equipped kitchen - Gas Cooker, Airfryer, Saucepans, Utensils, Toasting machine, Kettle, Toaster, Blender, a comprehensive assortment of cutlery, plates and crockery.
Washing machine, two Fridges, two freezers, own food Cupboard, a bf bar for dining.

Additionally there is dining table in the rarely used front lounge.
Sofas and coffee table.
This can be used for home-work.

Additionally, a dining table in the TV Lounge off the kitchen where I am usually writing, reading or watching News or a good film if any wish to be social.

Over the past eight years I have been able to help with “stepping stone” short term accommodation in a spare single bed room, (cheaper than Hotel / Airbnb.) several people who either hadn’t found suitable lodging before relocating for work or understandably needed to view before deciding.

No en-suite HOWEVER over 8 years there’s never been queue or delay for bathroom due to different start times.

New tenant might be a person of faith, but those seeking - open to Spiritual growth, will, like previous tenants, find the atmosphere accepting, comfortable and homely.
Entrance into fenced grounds, parking in secure yard area.
A large Lidl around the corner, a 4/5 mins walk to Moseley Village...Marks and Spencer’s, Sainsbury’s & Coop. Easy to get to from centre,(Snow Hill -2.6 miles)
50 bus route on nearby (2-4 min walk) Alcester Rd & all areas.1 &1a top of Church Rd.
After 5 years experience the following saves time & ping pong messages :-
Porch space on both sides of central main door for bicycle.
No household chores. But if you also enjoy cleaning, it’s team effort. (you just wash up, put away & clean areas used. kitchen/bathroom left clean, as found )
An arched throughway between house* & next door leads to secure, pleasant sunny back garden - table, chairs, shed, sun beds, hammock, etc. Patio is nice and shaded.
( *Upper-Linked semi detached house in own grounds. Next door a friendly, retired Irish..)
New neutral decor & laminated floors downstairs.
Hall from front door hall into main hall, doors to :-
-front lounge, rarely used, ( available for anyone working from home.)
- Under-stair Cloakroom/ironing board/drying racks.My double study/lounge
-Downstairs wc.(visitors use only this one.)(with whb, tenants & visitor towel provided.)
Spacious square Kitchen, fully equipped, gas cooker,(a never used dishwasher) Washing machine,microwave,kettle, toaster,;plus 2 fridges - own space/shelves, & a freezer.
Bf /dining bar, own food (/equipment) cupboard(s).
Plenty of cutlery, kitchen utensils.etc.
Door from kitchen to patio, enclosed back garden with fruit trees, large lawn, shed, table chairs,hammock, etc.
Door from kitchen to rear lounge/dining table with TV,sofas.

Carpeted stairs to landing, over stair cupboard, bathroom, 2 spacious rooms with double beds, - Rms 1 & 2 , a door leads to separate hall and rooms 3,4 & 5.
Shared bathroom with over shower, sink, shelving unit for toiletries, heated towel rail,-specific times if needed,so far no queueing or delays.
(I write at home in the TV lounge/3rd separate study downstairs & separate bedroom area above it, so use when others out.)
Rm 3,North facing. Off internal hall. Another quiet room. Fitted carpet, Single bed, wardrobe, chest of drawers, desk, chair, swivel recliner chair.
All rooms fully furnished - lots of spacious fitted wardrobes, chair, chest of drawers, optional desk, chair(s), bedside unit & lamp,- you may bring some your own items, space permitting. Other items (bookshelves)may be provided according to needs.

Additional info -A small monthly charge (*£8, or £5weeknight tenants) covers Toilet rolls, Kitchen tissue, washing powder/liquid, sink hand soap dispensers, cleaning utensils, cloths & liquids. etc.
It’s as usually sought,- a warm clean house; tenants keep own room clean.(even if untidy)
Bedding available. (Short or long stay when possible in Room 4)
The area has a mixed cosmopolitan friendly neighbourly population & women walk about alone safely, a real sense of community.
