I have 2 large bedrooms at same rising ground floor available early January 2026.
£1100 per month bills included Front garden view room a larger size. With own midi fridge /frizzer and microwave and kettle ,Electric heater ,
For back garden view Room is £1000 bills included both very Bright room. Have a midi fridge and microwave , electric heater.
We situated in a quiet residential street. Both rooms will share a bathroom. And we have over 4 floors. 2 other bathrooms at first/ top floor.
We love peace and joy of the Lord.

Our house have 2 very chill and loving rag dolls cats and a lovely / polite 11 y old girls. A Italian cartoonist and IT guru Christian brother 27 y. We are very relaxed family..we take security and safety seriously .i am an artist. we do missions out reach with our church sometimes. We host fellowship group from time to time, mentoring and worship service at home. There is a piano and a guitar in the house for lodgers who likes to worship God .

From time to time will provide surplus from my work as church charity collections to bless the household . There also are food been distribute to people from the house steps and gospel shared.

For the security and peaceful House -Those mentioned in the lists below are banned,
No- smoking , illegal drugs, new age and witchcraft practices objects and books.
No foreign God /idols objects or books,
No stealing or intentionally damage or remove the others private property .
Warning will be issued and notice will be given and object will be left outside of this property. Severe case of destruction peace of house will be terminated immediately the right to stay.

This house is open kitchen living / dining room extended to garden . A contemporary simple design in Victorian detached house. Has front and back garden.

One month Notice for both to terminate .
all bills included, within reasonable usage.
Any excessive usage of electric or halogen heating is not permitted.

Zone 2 - on northern line.
Tufnell park station is 2 mins walk, many bus to town and stations.
next to tube station has bus 390,134 , 4 etc about 15 min bus down kings cross 35 min bus to Victoria station.
10-20 mins walk to both camden town, Kentish town tube station / railway and archway tube station.

There are many parks around, beautiful Hampstead Heath is 15 mins walk away, Whittington park about 7 mins walk away.Tufnell Park field with outdoor gym equipments and tennis courts. Basketball courts 5 minutes walk , local bakery, pharmacy, cafe, post office, restaurant, designer boutique cloth and stationary shop. Pizza and fast food lots supermarkets all nearby within 2-5 mins walk.. Restaurants,/take away ..

Shared simple kitchen essentials shared -salt, cooking oil, pots, plates. BBQ grill in the garden. Commond fridge and freezer and oven or air fryer. details will be mention when viewing.
lodgers should provide their own toilet paper. Washing powder. However toilet rolls will be provided for general use from time to time. You have your own shelve.

Please read important notice *** Rent should be paid in full one month in advance and that is not refundable.
To terminate-One month notice for both party. The notice shall be given with the advance rent to be paid in full.

Deposit refund within 2 weeks after lodger moved out, any damage of goods or furnitures left over in the room will be deducted from the deposit for disposal by council. Alternatively, lodger needs to mend or replace the damage before move out. The room should be made good and clean before moving out or both party can agree cleaning repairs fees £50-£75 depending the work hours needs.

Any unreasonable usage of electricity will incur extra. For example window always open with heating full on.
